  • aBB Property Consultancy acted on behalf of Rocket Investments in the acquisition of Crown House 145 City Road EC1. This 75,000 sq ft office building was acquired for £25m with 2 years of income from RBS, and Rocket intend to redevelop the property to provide c250,000 sq ft of residential and office accommodation in this rapidly regenerating area adjacent to Silicon Roundabout.
  • aBB Property Consultancy has been retained by a real estate fund to identify Central London development opportunities in which they can invest c£100m of equity. We have undertaken due diligence on a number of opportunities for both commercial and residential development, and the fund will partner with a developer, injecting equity to kick start projects which are not progressing due to the shortage of development finance since 2007.
  • aBB Property Consultancy has advised a German Bank on the potential foreclosure and sale of a regional portfolio of 20 office buildings, located all over the UK. Each property was originally let on long leases in the 1990's to blue chip tenants, but following the substantial fall in values since the credit crunch the borrower was in breach of banking covenants, and had little incentive to actively manage the portfolio. Advice was given to the bank on each property to protect value through active asset management.

  • Advised a major Swedish Bank on the general workout of their loan portfolio in the early 1990's, which comprised c£75m of property. This involved valuation, and provision of strategic advice to the bank.
  • Advised a European banking consortium on the sale of 89 Albert Embankment c220,000 sq ft office building adjacent to the MI6 HQ. Remained involved with the building advising the owners over 18 years on all aspects of leasing, asset management and head leasehold negotiations.
  • Appointed by Receivers to advise on the sale of Companies House City Road and 8 Baker Street, following the decision of a Danish Bank to recall the loans in the early 1990's then advised British Land on the acquisition and sale of 8 Baker St over a period of 15 years.
  • Advised Chelsfield Plc on the acquisition of the Sears Depository Store from Phillip Green, a building of c300,000 sq ft which was to form a key part of the Paddington Basin Redevelopment. Also advised on the acquisition of other parts of the site.
  • Advised Catalyst Capital on the purchase of a £100m portfolio of regional office buildings from MEPC, in Provincial Cities.
  • Advised RBS on the acquisition of Premier Place Devonshire Square and 280 Bishopsgate, both City HQ's of the bank, for a total consideration of £425m, utilizing an innovative structure devised by Manish Chande and Godfrey Bradman.
  • Appointed by Deutsche Bank to review the financial viability of a site in Ropemaker Place EC2. This was a proposed development of 700,000 sq ft of offices, eventually acquired by British Land for £133m.
  • Advised Henderson on the acquisition of a c£30m yield and covenant investment in the Midlands.
